?Unreasonable? Green Goals in Reach for India?s Infosys

Infosys's newest office building, SDB1 in Hyderabad, is 80% daylit despite the forbiddingly hot climate. Infosys also installed radiant cooling in half the building and high-efficiency variable-air-volume (VAV) air conditioning in the other half in order to see which performed better?and whether radiant cooling could be used in India without the severe condensation issues feared by engineers. The radiant cooling is 33% more efficient than the VAV cooling.

By Paula Melton Disruption: it can be a way of life in developing economies, as massive blackouts across India recently demonstrated. But when Rohan Parikh, head of green initiatives at Bangalore-based Infosys, uses the word ?disruption,? he means something completely different. ?It had to be unreasonable; it had to be a paradigm shift,? says Parikh of the company?s green building goals. He calls the method ?disruptive design? and describes the results as ?an extreme conversion process? involving ?design first, education second.? The goals include LEED Platinum certification as a minimum standard for all buildings, 50% reduced energy consumption, carbon neutrality, 100% renewable energy, and net-negative water consumption by 2018. The company?s most recent sustainability report shows a promising start, though there is still a long way to go?and overall impact is increasing as the company grows (Infosys already has 12 campuses in India alone and is building two to three million square feet per year). Although consumption and emissions have gone up since 2007, the increases are far below expectations: the company is emitting 111,859 megatons less carbon and using 124 million kWh less electricity and 1,021 million liters less water than it would have if it hadn?t changed its building and business practices. If the targets sound extreme, the means of reaching them can be truly radical. For example, explains Parikh, the company has moved to performance-based contracts, effectively forcing project teams to practice integrated design by withholding fees if performance goals are not met. ?We understand you?re the creative guys,? Parikh says he told prospective architects of its most recently completed building, SDB1, ?but the only way you?re going to work with us is if 80% of the floor space is daylit and the solar heat gain is limited to 1 W/ft2.? The real kicker? You lose 25% of your fee if any building occupant requests a window blind. Because architects, engineers, and owners worked so closely together, the performance goals were met, he says, and SDB1 has become the company?s model for its next generation of campuses (Infosys has also completed deep energy retrofits of existing buildings).

Infosys's emissions and resource use are low relative to expectations, though overall impacts continue to increase with growth.

It?s not just about energy. Building a new campus affects nearby villages, many of which are already resource-poor. ?We come there and we highjack everything in that area; we take away all the resources,? Parikh laments. ?If we start digging groundwater, then we are going to be taking somebody else?s groundwater.? This realization has led to the company?s goal to ?sequester more fresh water into the ground than we consume? on all its campuses. Parikh also highlights waste as a serious problem, and Infosys is now piloting biogas plants using compost on two sites. Why such a hands-on approach? ?We can go buy green energy and become carbon neutral tomorrow,? he said, but the company opted for more direct involvement because ?it should be a model that can be replicated by others.? Even though a quarter of its growing population has no electricity, India is already the world?s third-largest energy consumer, and the need for longer-term thinking about energy and water was on international display at the end of July 2012 when hundreds of millions of Indians lost power due to a combination of factors, including drought. Unlike many corporate leaders in the U.S., Parikh does not dance around the probable consequences if we don?t slow climate change and address global water shortages; after all, shaking people up is what ?disruptive design? is all about. ?We cannot wait for governments to act,? says Parikh. ?Unless we change, the world is headed toward doom.?

The Not So Great Cover Up- When Roof Patches Don't Work

When portions of a roof need a cover up, often I see the not so great cover up - when roof patches don't work.

This is a five year old house.? The roofing shingle is a very durable, architectural shingle.? It's a good roof.

However, the gutter guy didn't quite know how to handle this architectural detail!

He ran the gutter to where he thought it would capture water from the roof above, and then attempted the great cover up for the rest.

The cover up is a piece of white sheet metal.

It is glued in place on the left side with a gallon of some very fine caulking.

It does not cover everything it needs to cover.? THERE ARE GAPS EVERYWHERE!

Water obviously gets behind it.

Because of the angle of the sun the roof sheathing reveals that it is sagging badly underneath.

Likely it is rotting, and rotting badly.

Unfortunately, from inside the attic this section of sheathing is not visible.

It will have to be investigated from outside by a roofer.? It is very high, and the ground slopes down at this point.

The photo is taken from a hill behind the house, with a telephoto lens!?

Hard to see in the photo above, on the right side of that roof edge is a piece of sheet metal.

Unknown how it is attached, it is full of holes and certainly not water tight.

This is a very high location and I bet it was thought that nobody would see this.? It is clearly visible with my 20x binoculars (with image stabilizer) and the sun's angle helped.

My recommendation:? it is important that all aspects of a roof be looked at.? Sometimes the sun gives its assistance!? But no matter what, especially when very high, and when what is obviously a problem reveals itself, the only option is further review by a professional.? And that gutter arrangement needs improvement too!

Common Core Standards Are a 'Heavy Lift' for Districts, Educators

Implementing the Common Core State Standards will be challenging--but not impossible--according to experts speaking in New York this week at the Education Nation summit, part of an NBC News initiative.

The new standards, adopted by 45 states and the District of Columbia, require English and math lessons to go more in-depth to teach students critical thinking and analytical skills, in order to develop students who are more prepared to succeed in college and the workplace. During an informal survey at a discussion panel on Monday, 92 percent of those attending said they thought rolling out the new standards would be either difficult or very difficult.

"It's going to change what we teach, ... how we teach and what materials we use to teach, ... how we decide who's ready to graduate from high school and ... who gets into college, and how we prepare teachers," said Chester Finn, president of the Thomas B. Fordham Institute, a nonprofit, education policy think tank. "It's a very heavy lift, and it's well worth lifting."

School officials in the Los Angeles Unified School District are trying to smooth the transition by having their teachers take the lead in developing training and professional development courses, John Deasy, the district's superintendent, said at the panel.

Despite severe funding shortages, teachers and administrators at LAUSD have ramped up training over the past year and a half in preparation for a statewide rollout of the standards next year.

"Is it cost neutral? Of course not. But on the other hand, it must be done," Deasy said. "So we're finding ways to use the current resources we have and tap into the knowledge of the amazing teaching and leadership staff."

To tap into those resources, Deasy and other LAUSD leaders taught lessons for teachers over the summer, and teachers in the district worked together to prepare lesson plans and critique teaching strategies, he said.

Having a common set of standards and expectations means educators can collaborate across state lines as well, noted Monica Sims, a teaching fellow at America Achieves, a nonprofit group working to improve education quality.

"I could talk to a [teacher] across the nation and say ... 'This is what I'm grappling with; what are you doing?" Sims said. "I believe that this is definitely something that everyone has to take a different approach to, but it's totally doable."

While the standards are achievable, they are not a quick fix and states will experience some hurdles in implementing them, cautioned Finn, with the Fordham Institute.

"It's going to go at different rates in different places ... and we need to be ready for that," he said. "But honestly, if a dozen states do a bang-up job over the next five, six years, it's going to begin to change the country."

    Why did you marry me?

    Marriage is meant to be a life-long commitment but surprisingly enough, some who decide to take this journey don?t even know why they?re doing it. Deciding to say ?I do? should be based on more than just the idea of being in love. It shouldn?t be a last resort because you?re over the age of 35, and it shouldn?t take place if both parties don?t equally desire it.

    Hollywood marriages these days seem to be a sham with couples barely making it two years at the max and the general population is not far behind the trend. ?Nowadays, divorce appears to be a part of the marriage deal, almost like people expect you to have more than one.

    One of the main reasons marriages or relationships fail is because the individuals don?t know their partners. This could have resulted from a number of scenarios. One, a couple could be together because they felt forced to do so through an unexpected pregnancy or some other life circumstance. They rushed to the alter via peer pressure or tradition, without really getting to know the person they were committing to. Two, pure physical attraction without any emotional or spiritual connection. This could possibly be one of the worst reasons to marry an individual because the union is solely based on a basic surface connection. ?Or three, the last resort, emergency back- up plan marriages. These people have probably surpassed the age that they thought they would get married and are now just desperate to get it over and done with. They want families and security, so they just go along with the first opportunity presented.

    However, in order for a marriage or any relationship to function properly, the individuals have to know why they?re in it in the first place. Are they the person you trust the most? Can the two of you be goofy in public together? Ask your partner, why did you marry me or why do you want to marry me? It should be discussed fairly early in the relationship to avoid some of the frequent issues that come attached to a wedding ring.

    Apple adds a section to the App Store for alternative map apps

    Only hours following Apple CEO Tim Cook's open letter to customers regarding Maps on iOS 6, Apple has added a featured box in the App store for users to "find apps for your iPhone" that takes you to a section devoted to maps apps.

    This is a very impressive and humble move by Apple. Apple is typically a rather arrogant company, so Tim Cook's letter and this new section of the App Store show a side of Apple that is willing to admit fault and do what's needed to improve their users' experience.

    Minneapolis shooting spree claims fifth victim

    On Friday police removed the bodies of those killed in Thursday's carnage in Minneapolis, Minn., where an ex-employee at Accent Signage Systems opened fire killing five people. NBC's Kevin Tibbles reports.

    The fifth victim of?Thursday's shooting rampage at a Minneapolis sign company has died, police said Friday.?

    The death brings the total number of those killed in the attack to six, including the suspected gunman, identified Friday as Andrew J. Engeldinger, 36, an employee who had just lost his job.

    Minneapolis Police Chief Tim Dolan said Engeldinger was brought into the front office at the end of the work day to be terminated, and then he took out a 9mm Glock semiautomatic pistol and began shooting, the StarTribune reported. Engeldinger then walked to the loading dock, killing others.

    Dolan said that earlier reports that Engeldinger had been terminated earlier in the day, and then returned to the office for the shooting were incorrect.


    Asked if Engeldinger chose his victims, the chief said: "It's clear he did walk by some people, he did walk by people to get to certain other members of the business."

    Dolan said Engeldinger was found dead in the basement of Accent Signage Systems with the semiautomatic weapon and a single bullet casing, NBC station KARE of Minneapolis?reported.

    Among the five victims was Reuven Rahamim, the founder of the company, and UPS driver Keith Basinski, 50, who apparently had been on a delivery when the shooting started.?

    Other victims were identified Friday by the Hennepin County Medical Examiners office as Rami Cooks, 62; Ronald Edberg, 58;?and Jacob Beneke, 34, the Tribune reported.

    Three men were taken to Hennepin County Medical Center in critical condition after the shooting, which was reported at 4:35 p.m. CDT (5.35 p.m. EDT) Thursday. News that one of these victims had died came late Friday afternoon.

    Accent Signage is the only manufacturing business located among the mix of single-family homes and parks in that tree-lined section of the Bryn Mawr neighborhood of Minneapolis.

    "In a great neighborhood and a great business; we have a horrible tragedy," Minneapolis Mayor R.T. Rybak said Thursday night.

    Accent Signage is known for a process of making interior signs with durable Braille text lettering. It was founded by Rahamim, an Israeli immigrant, from his basement. It?grew to have 28 employees and an expected revenue of $5 million to $10 million this year, according to the publication Finance & Commerce.

    "Reuven was so proud of everything that he and his family have built in this country, and he had a right to be," Rybak said Friday in a Facebook posting.?

    Dolan?said?police found packaging for 10,000 rounds of ammunition during a search of Engeldinger's home.

    Barry Lawrence, a?former employee who told the Tribune that he had trained Engeldinger as an engraver?in 1998 or 1999, described him as "real intelligent, caught on fast."

    "He seemed conscientious," said Lawrence. "He was conscious about saving money. He was always worried about his 401K plan. When the stock market went down, he was concerned about losing money. I said, 'Just forget about it, Andy, don't even look at if it upsets you.'"

    Engeldinger's parents on Friday released a statement saying that Andrew struggled with mental illness for years and had lost contact with the family, KARE reported. "This is not an excuse for his actions, but sadly, may be a partial explanation," said the statement read by Carolyn and Chuck Engeldinger. They also expressed condolences to the families of those killed and wounded.

    This followed an July mass shooting in a crowded cinema in Colorado and an attack on a Sikh temple in Wisconsin in August, which rekindled debate about gun control in the United States.

    Nationally, there were 458 workplace homicides in 2011 and 518 in 2010, according to U.S. Bureau of Labor Statistics data.

    Myanmar leader praises Suu Kyi at UN

    UNITED NATIONS (AP) ? Myanmar's president Thursday said his country has taken irreversible steps toward democracy and paid unprecedented public tribute to opposition leader Aung San Suu Kyi.

    President Thein Sein told the U.N. General Assembly that the country also known as Burma is leaving behind five decades of authoritarian rule.

    It was a speech that reflected the momentous changes in Myanmar over the past year, as Suu Kyi has been elected to parliament after 15 years of house arrest, and the country has shed its pariah status.

    For the first time, Myanmar's speech to the U.N.'s annual gathering of world leaders was broadcast live on state television at home. Never before had such a speech even mentioned the opposition leader, whose peaceful struggle against military rule won international admiration but only the ire of the former junta.

    While former general Thein Sein has orchestrated Myanmar's political opening, he has not publicly praised Suu Kyi before, nor referred to her as "Nobel laureate" as he did Thursday.

    "As a Myanmar citizen, I would like to congratulate her for the honors she has received in this country in recognition of her efforts for democracy," Thein Sein said.

    Suu Kyi is currently visiting America, and last week met President Barack Obama and was presented with Congress' highest award. She attended a meeting on global education on the sidelines of the General Assembly Wednesday.

    The Obama administration has been anxious that her visit should not overshadow Thein Sein's. He still faces opposition with the military to the political reforms.

    Thein Sein met Wednesday with U.S. Secretary of State Hillary Rodham Clinton, who announced the easing of a ban on imports from Myanmar ? the main plank of the remaining U.S. sanctions on the country ? to reward its progress toward democracy.

    The Myanmar leader said in his speech that the country has seen "amazing changes." He said Myanmar ? including its armed forces ? "have been taking tangible irreversible steps in the democratic transition and reforms process." He said it has left behind centralized authoritarian rule, and now has a viable parliament with checks and balances. He said the government has reached cease-fires with 10 ethnic armed groups and would hold national-level negotiations to reach a final peace agreement to completely end hostilities.

    Experts on Myanmar stay that while the new legislature is energetic, it remains dominated by pro-military parties. Suu Kyi's National League for Democracy, which won 1990 elections but was barred from power, still has only a tiny portion of the seats, which it won in special elections in April.

    Also, ethnic fighting persists, and has escalated in the past year between Myanmar's military and the Kachin group in the country's north, which has led many to question the military's willingness to reach peace.

    Ahmadinejad pushes new world order

    NEW YORK (AP) ? After an hour of fielding questions about Syria, sanctions and nuclear weapons, Iranian President Mahmoud Ahmadinejad had enough. Now, he said, it was his turn to choose the topic ? his "new order" which will inevitably replace the current era of what he called U.S. bullying.

    Continuing his hectic pace of media appearances and diplomatic meetings, Ahmadinejad presented an air of boredom when it came to the hot topic on everyone's mind ? Iran's nuclear program and the possibility of impending war. Whether it was feigned or sincere, he said he would much rather be talking about his vision of what the next world order might be.

    Conveniently, it would be an order in which the U.S. and the traditional powers play a smaller role and every country has equal standing (though the state of Israel, he often predicts, will soon become a historical footnote).

    "God willing, a new order will come and will do away with ... everything that distances us," Ahmadinejad told The Associated Press in an interview Tuesday, speaking through a translator. "All of the animosity, all of the lack of sincerity will come to an end. It will institute fairness and justice."

    He said the world was losing patience with the current state of affairs.

    "Now even elementary school kids throughout the world have understood that the United States government is following an international policy of bullying," he said. "I do believe the system of empires has reached the end of the road. The world can no longer see an emperor commanding it."

    The interview was held on the sidelines of the U.N. General Assembly ? Ahmadinejad's last as president of Iran. He was to address the assembly Wednesday morning.

    He also discussed solutions for the Syrian civil war, dismissed the question of Iran's nuclear ambition and claimed that despite Western sanctions his country is better off than it was when he took office in 2005.

    Earlier Tuesday, President Barack Obama warned Iran that time is running out to resolve the dispute over its nuclear program. In a speech to the General Assembly, Obama said the United States could not tolerate an Iran with atomic weapons.

    Ahmadinejad would not respond directly to the president's remarks, saying he did not want to influence the U.S. presidential election in November.

    But he argued that the international outcry over Iran's nuclear enrichment program was just an excuse by the West to dominate his country. He claimed that the United States has never accepted Iran's choice of government after the 1979 Islamic revolution.

    "Everyone is aware the nuclear issue is the imposition of the will of the United States," he said. "I see the nuclear issue as a non-issue. It has become a form of one-upmanship."

    Ahmadinejad said he favored more dialogue, even though negotiations with world powers remain stalled after three rounds of high-level meetings since April.

    He said some world leaders have suggested to him that Iran would be better off holding nuclear talks only with the United States.

    "Of course I am not dismissing such talks," he said, asked if he were open to discussions with the winner of the American presidential election.

    Israeli leaders, however, are still openly contemplating military action again Iranian nuclear facilities, dismissing diplomacy as a dead end. Israel and many in the West suspect that Iran is seeking to acquire nuclear weapons, and cite its failure to cooperate fully with nuclear inspectors. Iran says its nuclear program is for peaceful purposes only.

    Ahmadinejad also proposed forming a new group of 10 or 11 countries to work to end the 18-month Syrian civil war. Representatives of nations in the Middle East and elsewhere would meet in New York "very soon," he said.

    Critics have accused Tehran of giving support to Syrian President Bashar Assad in carrying out massacres and other human rights violations in an attempt to crush the uprising against his rule. Activists say nearly 30,000 people have died.

    Ahmadinejad said the so-called contact group hopes to get the Syrian government and opposition to sit across from each other.

    "I will do everything in my power to create stability, peace and understanding in Syria," Ahmadinejad said.

    Earlier this month, Egyptian President Mohammed Morsi announced the formation of a four-member contact group with Iran, Turkey and Saudi Arabia. But Saudi Arabia so far has not participated.

    Ahmadinejad denied Iranian involvement in plotting attacks on Israelis abroad, despite arrests and accusations by police in various countries. He also vehemently disputed the U.S. claim that Iranian agents played a role in a foiled plot to assassinate the Saudi ambassador to the United States last year.

    Ahmadinejad will leave office next June after serving two four-year terms. He threw out numbers and statistics during the interview to show that Iran's economy and the lives of average Iranians have improved under his watch. Since his 2005 election, he claimed, Iran went from being the world's 22nd-largest economy to the 17th-largest; non-petroleum related exports increased sevenfold; and the basic production of goods has doubled. Median income increased by $4,000, he said.

    It was not possible to immediately verify his figures.

    "Today's conditions in Iran are completely different to where they were seven years ago in the economy, in technical achievement, in scientific know-how," Ahmadinejad said. "All of these achievements, though, have been reached under conditions in which we were brought under heavy sanctions."

    Iran has called for the U.S. and its European allies to ease the sanctions that have hit its critical oil exports and left it blackballed from key international banking networks.

    Ahmadinejad said he had no knowledge of the whereabouts of Robert Levinson, a private investigator and former FBI agent who vanished in Iran five years ago. He said he directed Iranian intelligence services two years ago to work with their counterparts in the U.S. to locate him.

    "And if any help there is that I can bring to bear, I would be happy to do so," he said.

    He also claimed never to have heard of Amir Hekmati, a former U.S. Marine who is imprisoned on espionage charges in Iran. Hekmati was arrested while visiting his grandmothers in Iran in August 2011, and his family has been using Ahmadinejad's visit to New York to plead for his release.

    In spite of Ahmadinejad's assertions on the importance of dialogue and respect for others, he has presented a hard line in many areas in this week's media appearances.

    He refuses to speak of the state of Israel by name and instead refers only to the "Zionists." And when asked on Monday about author Salman Rushdie, he made no attempt to distance himself from recent renewed threats on the author's life emanating from an Iranian semi-official religious foundation.

    "If he is in the U.S.," said the president of Iran, "you should not broadcast it for his own safety."

    In addition to sharing new details about its forthcoming BlackBerry 10 OS, RIM used today's BlackBerry Jam keynote to make an announcement about App World. The company just revealed that in addition to applications and games, the store will sell music, movies and TV shows -- a move that brings it more in line with rival stores like Google Play and Apple's App Store. That should please App World's 80 million subscribers (a nice little figure RIM dropped in its keynote just now). Another stat: there are currently 105,000 apps in the store, with 3 billion downloads logged since the store's opening. And, RIM says, BB 10 applications will join the herd soon: the company will begin accepting submissions on October 10th. Get it? BB 10 on 10/10? Clever, Thorsten.

    Yesterday by C. K. Kelly Martin | At Home With Books

    Yesterday is a fantastic young adult novel combining dystopian, time travel, and 1980?s cultural elements. This is one of the most entertaining young adult novels that I?ve read all year!

    Freya has just moved with her family from Australia after her father?s death in a gas explosion ? or at least that?s what everyone else believes has happened. But Freya has started having dreams of living with a different family, and of events that don?t match up at all with her current life. In her waking hours she is trying to adjust to the new school and friends, yet in some ways she feels detached from her life; her memories of friends and experiences in Australia being devoid of feeling and emotion, as if they happened to someone else.

    Then one day on a school field trip to the city she sees a boy who seems eerily familiar, so she follows him just to see where he goes. Soon after that he starts showing up vividly in her dreams along with all of the other people who don?t play any role in Freya?s memories of Australia. Soon these other memories start making appearances in the daytime, and she thinks that the boy from the city, Garren, might be the key to recovering her true memories and finding out what is happening to her.

    This story is one where it gives you a glimpse of the dystopian society in the beginning, and then suddenly shifts to Freya in 1985. And the mystery of the story is how she came to be a part of this new family, and why.

    The pace ramps up when she meets Garren and then barrels through to the end, with the exception of one chapter in the middle in which we get a lot of background information. These facts are essential to the plot, and even though the method of accessing the information seems a little convenient for the plot, it doesn?t detract from the story.

    Yesterday is a wonderfully exciting tale to read and I highly recommend it to fans of young adult dystopian fiction! In what has become a rarity for YA dystopian, Yesterday has a distinct ending (not a frustrating cliff-hanger), though I think it is clearly begging for a sequel (or two), because I would dearly love to find out more about Freya?s life and the future of her world.

    6 Ways to Make the Landlord Pick You | Zillow Blog

    You?re entering the apartment rental market for the first time, and you?ve spent many weekends looking for a place. You finally find one that?s just perfect for you, but 20 other people are waiting to see the apartment. Now you start to panic, wondering what you?can do to make yourself stand out as the perfect future tenant. Well, fear not! We have the answer.

    But first, you need to understand that your future landlord cares about only three things: that you pay your rent on time, that you don?t wreck the apartment and that you don?t cause any problems with your fellow tenants, or heaven forbid, the law. If you had rented before, you?d have a ?rental resume??? references from previous landlords attesting that you were a great, responsible tenant. Alas, your don?t have one, so instead you have to behave in a way that will impress your future landlord. Here are six strategies that will help you make your case:

    Look only for places you can afford

    A landlord?s No. 1 goal is to make sure you can pay the rent. Win over prospective landlords by knowing the maximum rent you can afford on your income?? and only look at rentals at or under this amount. To calculate your limit, you need to first figure out how much you make per year, including all sources of income. Then take your total annual income and divide that by 40 to determine your target rent. (For example, if you make $40,000 a year, your target rent is $1,000 a month.) If that number is equal or higher than the amount you?re planning to pay in monthly rent, you?re in great shape.

    Know your credit history

    Having enough income to qualify for the rental is just the first step. Almost every prospective landlord will also look at your credit score. (The score can range anywhere from 300 to 850, and for most parts of the country 550-580 will be workable for a first-time renter with a decent income.) Here those few late credit card payments in college can come back to bite you. If you have a few blemishes in your credit history, ideally, you?ll need to explain a mediocre credit score before the landlord discovers it. When you bring up the dings, have an explanation as to why and how those circumstances have changed.

    While plenty of services allow you to check your credit score for a fee, the federal government allows you to check your credit history one time per year with each credit bureau (Experian, Equifax and Transunion) at no cost. Simply visit AnnualCreditReport.com. You?ll want to do that before you start looking, so you have time to start repairing any damage.

    Have enough cash in the bank

    Most landlords charge fees even before you?re approved. Make sure you have enough money saved up to cover these expenses. An application fee and security deposit are the most common pre-approval charges. Other fees can include credit check fees, pet deposits, parking permits, broker fees and, in some cases, even the last month?s rent. Most of the fees mentioned above are refundable in the event you end up not moving into the property, though the application fee is generally non-refundable.?As a rule of thumb, you need to have at least two months? worth of rent sitting in your bank account, plus another couple of hundred for the application fees, etc. And your future landlord will want to see the bank statement to prove it.

    Warning: If you have a very bad credit score, or no credit score (you always pay cash, never had a car loan, credit card or even a cellphone in your name) you may need to prepay several months of rent to land your dream apartment in a tight rental market.

    The first three tips will get your foot in the door, but you still have to convince your future landlord that you?ll take care of the apartment responsibly. Here the first impression counts.

    Dress up

    When attending an apartment viewing and meeting with the landlord or his representatives (agent, building manager), make sure to dress nicely.?No torn cutoffs or old exercise clothes. Consider an outfit you?d wear to meet your significant other?s parents for the first time. For guys, business casual isn?t overkill; a nice button-down shirt with clean slacks or khakis can make an excellent first impression. Ladies should wear a nice skirt and blouse or a dress, or nice slacks with a shirt. First impressions mean just as much to your prospective landlord as they do to potential employers, and the message you want to send is, ?I take good care of myself, and I?ll take good care of your apartment.?

    Be on time

    When you are scheduled to meet with the landlord or his representatives, make sure you arrive a couple of minutes early, just like with a job interview. Why is that so important? It?s just common courtesy, but also another way of subliminally messaging to the landlord that you are punctual in your habits and will be punctual in paying your rent.

    Don?t hide your doggy, kitty or cockatoo

    If you have a pet, things can get tricky, especially for first-time renters without a ?rental resume? that says how well-behaved your dachshund is. It?s simply a fact that cautious landlords will often avoid renters with pets rather than guessing whether the pet is well-behaved and house-trained.?Savvy renters can avoid potential problems by suggesting a pet interview, which provides the landlord an opportunity to make a personal assessment of your pet?s behavior and demeanor.?This can be especially important for problematic breeds that get bad PR, because without personally meeting your pet, a landlord will simply move on to the next prospective tenant.

    Following these six tips will show your future landlord that you will be a responsible tenant who has? enough income to pay the rent on time and will take care of the apartment. Overall, approach applying for a new rental as if you were applying for a new job.?In this market, in both situations, the ratio of qualified applicants to available openings is high, meaning you have a lot of competition.
